In Pennsylvania, any contractor doing more than $5,000 of work on a residential property must hold a valid Home Improvement Contractor license issued by the Pennsylvania Attorney General's office. Ask any contractor you are considering for their PA HIC license number and verify it at the Pennsylvania Attorney General website. A contractor who cannot provide this number should not be on your list.
Your contractor must carry general liability insurance and workers compensation coverage. Ask for a certificate of insurance before signing anything. If a worker is injured on your property and the contractor does not have workers compensation, you could be liable. This is not a technicality — it is your financial protection.
Google reviews are the most reliable source. Look for contractors with recent reviews — not just a handful from several years ago. Read the negative reviews as carefully as the positive ones. Pay attention to how the contractor responds to complaints. A contractor who handles problems professionally is far more valuable than one who has never had a bad review but does not know how to respond when things go wrong.
Who will be on my job site every day — the owner or employees I have never met? How do you handle unexpected issues discovered during demo? Will I receive a detailed written estimate before work begins? What is your payment schedule? Do you pull all required permits? How do you protect my home during construction? The answers to these questions will tell you more about a contractor than any marketing material.
